SAS SELB Cottage General Rental Terms
These general terms govern the rental of the cottage and guest rooms of SAS SELB, located in the Livradois-Forez Regional Natural Park, accessible to individuals and businesses. They define the rights and obligations of both the owner and the tenant.
Purpose of the Contract:
These terms aim to establish the contractual provisions between SAS SELB and the tenant, whose details must be provided at the time of booking. Booking implies unconditional acceptance of these terms.
Address of the Accommodation:
The exact address of the cottage and access instructions will be provided after booking confirmation.
Dates of Stay:
The accommodation is rented for a period defined at the time of booking. Tenants cannot claim any right to remain beyond this period.
A minimum stay of 2 nights is required for the cottage.
Arrival: between 4 PM and 10 PM. Luggage drop-off possible from 8 AM.
Departure: no later than 11 AM for the cottage and 12 PM for the guest rooms.
Occupancy:
The number of people staying in the accommodation must not exceed that indicated at the time of booking, unless prior agreement is obtained. Parties and large gatherings are prohibited.
Rent and Charges:
Details of the rent and charges are specified at the time of booking. A deposit is payable at the time of booking, with the balance due 14 days before arrival.
Cancellation:
Cancellation by the tenant: full refund up to 14 days before arrival, 70% refund up to 7 days before arrival. No refund after this period.
Cancellation by the owner: full refund of the amounts paid without compensation or indemnity.
Security Deposit:
A security deposit is required at the time of entry into the accommodation. It serves to cover any possible damages and is refundable under certain conditions.
Insurance:
The tenant must be insured against rental risks and potential damages.
Good Neighbourhood:
Tenants are asked to limit noise, particularly between 10 PM and 8 AM, to respect the neighbourhood.
Cleanliness:
The accommodation must be kept clean. A cleaning deposit may be retained in case of non-compliance. A cleaning fee is requested but does not exempt tenants from maintaining daily cleanliness.
Non-Smoking:
Smoking inside the accommodation is prohibited. Cigarette butts must be properly extinguished and disposed of in the bin. Any breach of this rule may result in a deduction from the security deposit.
Bedding and Linen:
The cottage is supplied with bedding, duvets, pillows, sheets, towels, and other household linens based on the number of people booked. The use of bedding protection is mandatory.
Use of the Premises:
Shoes must be removed indoors to preserve the flooring. Rational use of resources such as water and electricity is encouraged. Nothing but toilet paper should be thrown in the toilets.
Pets:
Pets are allowed in the cottage with a supplement. Pets are not accepted in the guest rooms.
Household Waste:
Sorting bins are provided. Tenants must respect the sorting rules and dispose of their waste upon departure.
Safety:
Tenants must ensure all windows are closed and doors locked each time they leave the premises. Child supervision is the responsibility of the tenants.
Damage or Malfunction:
Any damage or malfunction must be immediately reported to the owner. No refunds for repairs will be considered without prior agreement.
Non-Compliance with the Rules:
Non-compliance with these rules may result in eviction and termination of the rental contract, as well as the loss of the security deposit and the rental amount.
Domicile Election and Competent Jurisdiction:
For the execution of these terms, the parties elect domicile at the address indicated at the beginning of these terms. Any dispute relating to the rental will be subject to the competent jurisdiction of the location of the rental and governed by French law.
